All persons 18 years or older that will be occupying the apartment are required to complete an application and be approved. Applicants must provide a Government issued photo ID.

*The following occupancy guidelines have been established for Muesing Management: Maximum of 2 people in a 1-bedroom Maximum of 3 people in a 1-bedroom w/den Maximum of 4 people in a 2-bedroom Maximum of 5 people in a 2-bedroom w/den Maximum of 6 people in a 3-bedroom *(an infant less than one year of age is not included in the individuals per bedroom count).

Each Applicant is required to submit 1 month of current pay stubs or proof of a qualified source of income. Monthly gross income (combined for multiple Applicants) must be equal to or greater than three times the monthly rent of the apartment home for which you are applying.

In addition, to process your application quickly, securely, and accurately, we use a third-party automated income verification service called Payscore. Their service verifies and reports your income to us, through a process you control, by securely aggregating deposit history from your bank account(s). After you submit your lease application, all adult applicants receive an invitation from incomeverification@payscore.com with a link to guide you through your income verification. All applicants must complete the process within 48 hours of receiving an invite or your application may be delayed or denied. If you have questions about the income verification process, you will have direct access to Payscore's support team from within their workflow. Please direct any questions regarding your lease application to your leasing team.

Each Applicant will be reviewed, and Applicant’s credit scored using a third-party screening company. Applicant may be accepted, accepted with conditions, or declined based on the score decision and management’s established criteria. Each Applicant will be screened to analyze criminal report records. Applicants may be declined based on management’s established criteria.*

An Application Fee per Applicant is due at the time the application is submitted. This Application Fee is non-refundable.

In addition to the Application Fee, an Administration Fee must be paid to hold an apartment home. The Administrative Fee will be used to partially defray the costs of processing the lease. The Administrative Fee will only be refunded if the lease application is not approved.

The appropriate utilities must be placed into your name prior to your move-in. Keys to your apartment will not be released until all applicable utility services have been transferred. Additional utilities fees (i.e. water utilities and trash removal) will be charged by management and must be included with your monthly rent payment. Pet Policy: Small pets are welcome at many of our communities and other communities are pet free. Assistive animals are not considered pets and therefore are not subject to the communities’ pet policy regarding fees or restrictions. Each Applicant is required to show proof of Renters Insurance prior to your move-in. The policy requires $100,000 minimum resident liability or property damage policy. This policy must provide coverage for damage that may be caused to the apartment due to water, fire, smoke, or explosion. In addition, the apartment community must be named as an "interested party" or "additional interest" on such policy.

Rental rates, availability, fees, and policies are subject to change without notification.

*Application Approval Process: Muesing Management hires a third-party service to review applicants using an empirically derived, statistically sound, credit scoring system to evaluate your consumer credit report. Credit scoring is based on real data and statistics, so it treats all applicants objectively. Your consumer credit report contains information about you and your credit experiences, such as your bill-payment history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts. Using a statistical program, the third-party service compares this information to the credit performance of other applicants with similar profiles which allows the service to predict how likely it is that you will pay your rent in a timely manner and fulfill your other lease obligations. Based upon your credit report, your application will either be accepted, accepted on the condition that an additional security deposit be paid or declined. If your application is declined or is accepted with conditions, you will be given the name, address and telephone number of the third-party service and you are required to work directly with them to revise any information you believe to be inaccurate. An applicant declined for unsatisfactory credit is encouraged to obtain a copy of the credit report, correct any erroneous information that may be on the report with the third-party service and submit a new application to this community for further consideration.

Screening and Criminal Background Search:  By submitting the application I (Applicant) hereby consents to allow Muesing Management and/or its agent to obtain and verify my credit information and obtain a criminal background check, for the purpose of determining my eligibility to qualify for an apartment home. I understand that should I lease an apartment; Muesing Management and its agent shall have a continuing right to review my credit history information, rental application, criminal background, payment and occupancy history for the purposes of account review and improving qualification processes.

The application fee is non-refundable for any reason including, but not limited to, rejection of application and withdrawal of application by applicant. Application will not be processed until all fees listed above have been submitted online. Applicant hereby agrees that the information submitted is correct and true, and that applicant is the true person that is listed above. 

Copies of Applicant's valid identification and recent pay stub must be submitted with the application and signed lease. By clicking on "I agree" and "Next,", applicant is submitting the electronic/digital signature that will agree to all the terms listed above and acknowledging that all the information submitted is true and correct.
